Real Estate Savings for Teachers
Realtor rebates and loan programs
Teachers dedicate their careers to educating and shaping the future, and there are special programs designed to help them save money when buying, selling, or refinancing a home. Through the Heroes Home Advantage program, educators can access substantial real estate rebates, closing cost credits, and discounts on professional services. These benefits can also be combined with grants, down payment assistance, and a variety of mortgage options to make homeownership more affordable for teachers across the country.
Real Estate Savings for Teachers
The Heroes Home Advantage program partners with real estate agents, lenders, attorneys, and other service providers to give teachers exclusive savings, including:
-
Realtor credit/rebate – At least $750 per $100,000 of the purchase or sale price, applied at closing or provided as a rebate check (depending on state rules).
-
Lender credits – Up to $500 toward closing costs (may include application, appraisal, or insurance fees).
-
Attorney fee discounts – Up to $250 in savings on legal services.
-
Other partner discounts – Savings on engineering inspections (about $25 off), chimney inspections (about $40 off), furnace cleaning ($10+ off), AC cleaning ($10+ off), and more, when available in your area.
In many cases, these combined savings can total thousands of dollars — sometimes covering nearly half of a teacher’s closing costs. These benefits apply to buying, selling, or refinancing and can often be paired with local or state down payment assistance programs for even greater savings.
Mortgage & Loan Options for Teachers
Teachers can choose from multiple mortgage programs, many of which can be combined with Heroes Home Advantage benefits:
-
Conventional Loans – As little as 3% down; competitive rates for higher credit scores; PMI required if down payment is under 20%.
-
FHA Loans – Low 3.5% down payment with credit scores of 580+; more flexible credit standards; requires upfront and monthly mortgage insurance.
-
USDA Loans – No down payment in eligible rural or suburban areas; income limits apply; flexible credit guidelines.
-
VA Loans – For teachers who are also veterans, active-duty military, or qualifying spouses; no down payment, no PMI, and competitive rates.
Down Payment Assistance (DPA):
Many areas offer grants or forgivable loans to help cover down payment and closing costs. These programs can often be combined with the Heroes Home Advantage credits and discounts for maximum savings.
Eligibility & Property Requirements:
-
Most programs are open to all teachers nationwide, though some grants may have location or income restrictions.
-
No specific property type is required — new construction, resale, and even for-sale-by-owner homes may qualify if you work with participating Heroes Home Advantage partners.
Note: Heroes Home Advantage is not affiliated with or endorsed by FHA, USDA/RD, VA, or any federal agency. All loans are subject to underwriting and qualification guidelines. This is not a commitment to lend.
