Real Estate Savings for Nurses

Realtor rebates and loan programs

Nurses dedicate their careers to caring for others, and there are special programs that make homeownership more affordable in return. From closing cost credits to discounted services and specialized mortgage options, these benefits can help nurses save thousands when buying a home. The Heroes Home Advantage program, in particular, offers some of the most generous real estate and mortgage savings in the nation for healthcare professionals. Below, you’ll find two main ways to save — through real estate rebates and through favorable mortgage options.

Real Estate Benefits for Nurses

The Heroes Home Advantage program connects nurses with participating real estate professionals and service providers who give back by reducing costs. Benefits include:

  • Closing cost credit – At least $750 per $100,000 of the purchase price, provided as a credit at closing or a rebate check after closing (depending on state rules).

  • Lender contributions – Up to $500 toward closing costs.

  • Attorney fee discounts – Up to $250 in savings.

  • Additional discounts on home inspection, title, and other services from participating providers.
In some cases, these combined savings can cover nearly half of a buyer’s closing costs.
These benefits can also be combined with local or state down payment assistance grants — sometimes $15,000 or more — making it possible for nurses to buy with little or no money down.

Mortgage & Loan Options for Nurses

Nurses can choose from a range of mortgage programs, each with its own advantages:

  • Conventional Loans – As little as 3% down, competitive interest rates for higher credit scores, but require Private Mortgage Insurance (PMI) if under 20% down.

  • FHA Loans – Backed by the Federal Housing Administration, allow 3.5% down with a credit score of 580+, with both upfront and monthly mortgage insurance premiums.

  • USDA Loans – No down payment for eligible rural and certain suburban areas, with competitive rates and flexible credit requirements.

  • VA Loans – For qualifying veterans and active-duty service members in nursing; no down payment, no PMI, and favorable rates.

Special considerations for nurses:
Travel nurses or those with contract-based work may need to:

  • Document income from base pay, overtime, and shift differentials for the past two years.

  • Provide written explanations for employment gaps.

Application tips:

  1. Work with a Heroes Home Advantage Partner lender to ensure you receive all benefits.

  2. Complete the loan application (often available online).

  3. Gather proof of income and employment history before applying.
