Real Estate Savings for Law Enforcement
The Heroes Home Advantage program connects law enforcement professionals with participating real estate agents, lenders, attorneys, and other service providers who offer exclusive discounts:

Realtor credit/rebate – At least $750 per $100,000 of the purchase or sale price, provided as a credit at closing or a rebate check after closing (depending on state rules).

Lender credits – Up to $500 toward closing costs.

Attorney fee discounts – Up to $250 in savings.

Additional partner discounts – Reduced rates for home inspections, chimney inspections, remodeling services, furnace/AC cleaning, and more.
These benefits can be applied whether you’re buying, selling, or refinancing — and can often be combined with local or state down payment assistance grants for even greater savings.

Police officers, prison guards, state troopers, county sheriffs, border patrol officers, and retired law enforcement personnel.
Mortgage & Loan Options for Law Enforcement
Law enforcement officers can choose from a variety of mortgage programs, many of which pair well with Heroes Home Advantage benefits:

Conventional Loans – No upfront funding fees; as little as 3% down; competitive interest rates for higher credit scores. If down payment is under 20%, Private Mortgage Insurance (PMI) is required.

FHA Loans – Low 3.5% down payment with a credit score of 580+; more flexible credit requirements; requires both upfront and monthly mortgage insurance.

USDA Loans – No down payment; available in designated rural areas; income limits apply; best for officers seeking rural or certain suburban locations.

VA Loans – For qualifying veterans or active-duty service members in law enforcement; no down payment, no PMI, and competitive interest rates.
Down Payment Assistance (DPA):
Depending on location, officers may qualify for grants or forgivable loans to cover part or all of their down payment and closing costs. Many of these programs can be combined with Heroes Home Advantage rebates and discounts.
